Hi agent, may I find out from you if I were to sell my BTO 2 room flat and purchase a 1 bedroom freehold condominiums? What are the criteria? How many years I can take loans? Please advise, thank you

Hi Ms. Kim,

Yes its possible. May I know if your 5 years MOP are met? If so, yes its possible to get the next property.

The loan amount depends on the age, income and any other major loan obligations currently. The BTO would likely yield some sale proceeds which can help you to upgrade.

Hi Kim,

For loan, the amount you are eligible will depend on your age and income. Typically, you can loan up to age 65. I will recommend that we do up a financial plan to understand how much sale proceeds you can get from the sale of the BTO, combined with the CPF you have and also how much you can borrow, we will be able to find out a comfortable budget for the purchase. With the financial plan, you will better understand whether it is a comfortable decision to upgrade.

We will also need to plan the timeline property so that you can avoid paying Additional Buyer Stamp Duty and minimise your cash outlay for the purchase. Hi Ms. Kim,

1) To upgrade from the HDB flat to a condominium has no strict criteria.
2) You may sell your BTO once you had occupied the flat for 5yrs or more.
3) Suites @ Gullemard is a freehold 72 units apartment, 5 levels, completed in 2014. Another word is this is 8 yrs old apartment.
4) The cost of a 1 bedroom unit there is around $700k.
5) Therefore a 2-rm BTO now is asking from range from $300k~$350k, but the actual transactions are around $30k lower than expected.
6) Regarding the years given for a loan shall depend on your current age. The general guideline is maximum loan tenure is up to 65 yrs old or a maximum of 30 yrs whichever is lower.
7) Your maximum loan is capped at 75%.
8) Let said if your flat is fully paid for. You may use your sale proceeds to cover near to 50% of the condominium. So you only need about 50% loan which is around $350k~$380k.
9) If you are 50 yrs old and have an active income of $5k/mth. You should be able to get around a $380k loan.
10) If you need your sale proceeds to pay for the purchase. Ensure there is a gap of around 3 weeks from sale completion to buy completion so as to avoid any hiccups from the CPF board not being able to release your funds for the purchase on time.
